Project Approach
Eastern Construction Management considers each project to be unique in itself yet still requiring the same finite attention to the utmost of details. ECM works with a select group of highly talented Architects, Engineers and Construction Professionals to provide accurate cost effective project design from the schematical stage thru final contract documents.
During the development of the project design Eastern Construction Management will provide preconstruction plan review services at four basic levels.

ECM analyses the project by CSI division and section scrutinizing design documents and specification to assure no conflicting information exists. Each drawing and detail within the documents is reviewed at each level for cost effective design, drawing set coordination, structural and architectural interdisciplinary coordination, specification and drawing interaction, ADA code compliance, life safety compliance, access compliance and overall constructability. Eastern Construction Management feels that by performing the design document review in such a detailed manner the risk, to the project owner of being presented with costly change order requests as well as eliminating potential conflicts that would add additional time to the construction schedule thus extending projected completion dates is greatly reduced.
Additionally during the Pre-Construction Phase of the project ECM conducts the following as the project specifically requires. Site selection consulting, budget estimating, value added engineering, state/federal reimbursement research, proprietary specification development, general and supplementary conditions development, construction phasing and planning, permitting and fee research, planning and select board approvals as well as general contractor pre-bid screening and bid management.
As the project evolves into the Construction Phase, Eastern Construction Management performs independent critical path method scheduling as to compared to the general contractors schedule. ECM also performs frequent schedule updating to assure critical items are completed as contractually required. Eastern performs sub-contractor qualification screening, submittal review and approval monitoring and coordination, coordination of project documentation(RFI, CDC etc.) contract management, change order management and approval, monthly payment requisition review and approval, monitor and verification of As-Built drawing, project quality control as well as claim and conflict mediation. Eastern Construction Management, LLC facilitates and documents weekly project meetings between the Owner, Architect, General Contractor, and Prime Subcontractors to assure consistent and productive communication. ECM provides a professional management staff to administer and control the flow of information. By providing an advanced level of project oversight ECM can accurately predict potential conflicts and react with solutions in advance.
Upon project completion Eastern Construction Management continues to provide protection and management services to the project owner by administering punch list development and completion schedule management, contract completion verification, retainage release management, building commissioning, coordination of systems operation education and OE&M manuals as well as the organized transfer of project record keeping to the appropriate parties. Eastern Construction Management will also manage warranty issues as they arise during the warranty period.
